More than 1 million foreign tourists who chose to rent furnished villas in different areas of Greece had the ability to enjoy the sun and sea this summer. The data come from an analysis of the real estate market, which shows that about 70,000 owners have rented their suburban villas to tourists. According to the newspaper Eleftheros Typos, in 2015 the numbers will be even greater. Unlike sales that remain anaemic despite the increased interest from foreigners in investment in Greek properties worth over € 250,000 - with the supplement of a residence permit for 5 years, the renting of holiday homes is steadily increasing. Financial analysts characterize this as a great opportunity to further strengthen tourism.
Strong demand is covered by thousands of developers who have failed to sell their new buildings. In addition, many owners use the option of renting to be able to receive money and go on vacation in another area of Greece. As a result, there is movement on the market.
As for prices, they can reach € 4,500 per week for the most demanded areas and for houses that meet the requirements of foreign tourists, according to research conducted by the company E-Real Estates. The "King" of holidays is not the island of Mykonos, as most would think, but Spetses. Simultaneously, July and August are the most expensive months to rent a villa per week. Prices vary from € 2,500 to € 4,500 and in June the same villa costs € 2,000. Prices fall from September onwards down to 60%.
An important factor for the creation of this situation is the decision of the Ministry of Tourism, which allows about 70,000 homeowners to rent properties that, until recently, did not meet the requirements for commercial rental and without opening their own business.
